How to be the best holiday host around

While you won’t be there for most of your guests’ holiday, the attitude of the host can often be what people remember about their time in a holiday let. If you’re friendly, sunny and approachable, guests are much more likely to come back  a second time, and it’s a great way to create a pool of regular customers.

First things first, in this modern age of social media it’s important to associate yourself with your properties, and let customers know who they’re renting from. This might be a bit nerve-wracking, but don’t worry – if you come across as yourself you’ll come across as genuine, and your guests will feel much more comfortable renting from you. Don’t try and sound too ‘proper’ or ‘professional’ (although it’s important to maintain a professional relationship with your guests and not overstep yourself – but it’s not hard to get the hang of with a little practice. Post pictures of the property, blog about your time staying there, have good advice ready about the surrounding area.

Secondly, be available. It’s not easy to do – you’ll probably end up glued to your phone to try and keep track of it all – but being available within normal business hours will impress your guests and keep you posted if things go wrong. Being available to take enquiries could be the difference between a steady supply of business and your home standing empty. Make sure you’re there when the potential guests try to book the first time, and you’re all set from there.

Be organised as well. Even if you’re only letting one house, have a system for guests to enquire, have a standardised reply, and a system for every aspect of your booking cycle. It might seem like a lot of effort, but it’ll make sure everything is done properly and smooth out a lot of potential hassles, and your guests will appreciate you for it. Set time aside in quieter months to make sure your systems work properly, and schedule social media time and posts. It can be useful to use a social media management programme like Hootsuite to coordinate your property’s social media feeds and make sure they’re consistent.
